Construction of 150 collective dwellings and semi-underground parking

 

The "Tauvrais" site is located in the far north of the Rennes conurbation, at the entrance to the Maurepas district. It should be noted that the northern ring road is about 500m from the site. Currently the land gives way to an agricultural area in the middle of a plot of low houses and small collectives. Along the site, a green flow going from the north bypass to a place called "St Martin meadows", allows, while remaining in a bucolic environment, direct access to the center of the city of Rennes for pedestrians and bicycles.
Vegetation is very present in the environment of the site with hedgerows, the meadow, a few thickets while the site of the ZAC barely contains a few trees and leaves mostly room for tall grass and paths.

The implementation of the project is conditioned by the architectural and landscape specifications of the ZAC Patton as well as by the PLU. On a slab housing the parking lots, 6 buildings are constructed, the spacing of which respects architectural prescriptions. All the buildings are oriented, as much as possible, towards the South and the West, where the green flow and the "meadows" are. The buildings remain very sober in their forms but are animated by elements such as glazed scales, glazed balconies (2.20x1.90) or by glazed blades with a colored film (yellow, green or opalescent).
