Malmudden in Luleå

In 2015, we won the land allocation competition for Västra Malmudden in Luleå in competition with five other participants together with our clients Tjidtjak and Part Construction. The project included 194 apartments with tenant-owned apartments.

In the project, we took advantage of the unique location and created a landmark that, through the location and shape of the buildings, emphasises the tip of the headland. Five buildings with four to ten storeys and sloping roofs create a varied and unique silhouette with a strong identity. The shape of the buildings is an allusion to the ore piles that once existed near our site on Malmudden.

The buildings face the bay to the north to protect against northerly winds and to maximise the number of apartments with lake views. They accommodate apartments ranging in size from one to five rooms and a kitchen. The detailed plan became legally binding and the building permit was finalised in 2018. The project was sold to RAWI Fastigheter. We developed a new building permit for 300 rental apartments.
