Located in the epicentre of Hyderabad, connecting the HITEC City and the Financial District, Nivan Sky Gardens is conceived as a contemporary residential ecosystem that repositions nature at the centre of urban living. The project proposes a verdant vertical community within the metropolitan fabric, where architecture and landscape operate as an integrated system rather than as separate entities.
A Living Vertical Landscape
Responding to the growing disconnect between city life and the natural world, the development promotes a model of green urban living where landscape is not peripheral but intrinsic. Conceived as a cohesive ecological framework, the site integrates architecture, gardens, and shared amenities into a unified and self-sustaining residential environment.
This ethos extends vertically through the residential towers, which rise as modular structures articulated through a repetitive, staggered balcony framework. Each projecting module functions as an inhabitable garden terrace that creates depth, environmental buffering, and a layered shaded-façade expression. Over time, the architecture is intended to mature with its occupants, allowing the planted terraces to redefine the skyline as a cultivated vertical landscape.
Every House is a Penthouse
Drawing inspiration from the archetype of a house with a front garden, each residence is conceived as a self-sustaining module that reinterprets the spatial generosity of a penthouse. Units range from 1,400 sq. ft. to 7,500 sq. ft. Each individual apartment contains the unique ability to transform its space, planned with adaptable layout to fit a programme best suited to individual residents. Thus, allowing personalization over time and making the apartment grow with the occupant. Balconies are folded and articulated to create distinct outdoor activity zones, while integrated louvres ensure privacy from adjacent units without compromising light and openness. These modules are vertically staggered across the towers, forming generous planting pockets that contribute to a layered green profile and reinforce the project’s vertical garden identity.
The result is a vertically distributed garden community, where private terrace gardens, hanging greens, and lush shrubbery collectively create a forest-like architectural expression. Beyond visual identity, this allows each residence to function as a garden dwelling in the sky.
Landscape & Community; An Urban Ecosystem
Recreational and community amenities are distributed strategically between the ground plane and the clubhouse, creating a layered social infrastructure across the development. The landscape is activated with sports courts including badminton and squash courts, open playfields, children’s areas, and an amphitheatre seamlessly embedded within the garden framework, allowing recreation and community life to unfold naturally within green surroundings. Organic farming further extends the landscape into a productive layer, encouraging engagement with nature.
The clubhouse consolidates indoor and elevated amenities such as a gymnasium, wellness centre, mini theatre, and a rooftop café overlooking the gardens. A central swimming pool, animated by cascading waterfall features and waterslides within a dedicated kids’ pool anchors the open space and acts as a focal gathering element. With the gardens and ground-level terraces enhance circulation, ensuring fluid movement between outdoor activity zones and the clubhouse, and reinforcing the project’s identity as an integrated vertical garden community.
