Located in Moema, São Paulo, near Ibirapuera Park, Normandie is a residential project designed by Königsberger Vannucchi for Gafisa. The building harmonizes with the surroundings of Rua Normandia, a street characterized by low-rise residences and a European-inspired atmosphere with cobblestone streets, boutique shops, and cafés.
The architectural brief called for a project that would respect and integrate with this delicate urban fabric while offering modern and sophisticated living spaces. Key challenges included balancing the vertical scale of the building with the intimate scale of the neighborhood and ensuring that the design felt light and refined rather than imposing.
The project features an exposed concrete façade, drawing inspiration from São Paulo’s brutalist architecture. However, its thin concrete overhangs, large corner windows, and champagne-colored flat bar railings add elegance and lightness to the structure.
Spatial organization was carefully planned, with four units per floor, facing both Rua Normandia and the leisure areas along Avenida Cotovia. Each master suite is designed with floor-to-ceiling corner windows and integrated blackout blinds, offering panoramic views and privacy.
The apartments range from 102 m² to 149 m², with two- and three-bedroom layouts, as well as Garden units on the first floor with 192 m² and large terraces. Common areas include a gym, spa, children’s playroom, and a party room connected to the outdoor pool. The double-height, glass-enclosed lobby and a corner retail space ensure an inviting and seamless connection with the urban environment.
