One Bangkok is a transformative urban superblock that is one of Thailand’s largest private sector developments and a world-class hub elevating retail, business, tourism and the arts in the capital.

Working within the multi-disciplinary international design consortium, Lead8 led the vision and collaborated with local studios on scopes across architecture, interior design and retail planning on two major retail components known as Parade and The STOREYS.

Lead8’s vision at One Bangkok was to create something truly unique and reimagine the city’s urban experience. Drawing inspiration from Lumphini Park and Benjakitti Park - Bangkok’s green ‘lungs’- the design seeks to immerse visitors in nature, weaving living gardens and vivid landscaping into the very fabric of the retail precincts.

Rhythmic Retail Experiences
Set over 17 hectares of prime real estate, One Bangkok features three dynamic retail experiences to support the five office towers, and five luxury and lifestyle hotels, including Bangkok’s first Ritz Carlton and Andaz, all set within lush, sprawling greenery.

The development’s retail precincts, including Parade and The STOREYS, each serve as a vibrant interface between the towers, bustling major roads and the public One Bangkok Park, the heart of development.

As a valuable connector, Lead8’s architectural design for Parade extends the landscape to the edges of the building, ensuring that balconies, terraces, and elevated gardens are not merely decorative but form thriving ecosystems to be experienced.

This thoughtful integration fosters a multi-dimensional connection between One Bangkok’s indoor and outdoor environments. A pedestrian-friendly journey weaves through the façade of Parade, creating a continuous series of semi-open spaces adorned with lush greenery, inviting visitors to enjoy breathtaking views of the city.

Inside, the connection to nature continues with a strong emphasis on biophilic design, which permeates the various retail and dining experiences within Parade and The STOREYS. The approach not only enhances aesthetic appeal but also promotes well-being, creating spaces that foster tranquillity and a connection to the natural environment.

One Bangkok seeks to rewrite the retail narrative in the city and augment the experience with smart technology and designs which engage and encourage discovery. The retail precincts come alive with local artistry and global appeal, bringing Thai craftsmanship and creativity, vast and flexible indoor and outdoor spaces, and first-of-its-kind programming to the forefront.

New Sustainability Benchmarks
One Bangkok is built on three development principles, ‘People Centricity’, ‘Green Sustainability’ and ‘Smart City Living’. The design prioritises the visitor experience through every detail, from the intuitive layout to the abundance of green spaces, crafted to enhance everyday life.
Officially opened in December 2024, One Bangkok has set a new benchmark for urban developments across the country. It is the first project in Thailand to achieve the prestigious LEED for Neighborhood Development (LEED-ND) Platinum certification and aims for the WELL Platinum standard.
