In partnership with KPF out of New York, Corgan is currently in design for what will be newest addition to the Dallas skyline.  This 500,000‑square‑foot office tower overlooks the Klyde Warren deck park and offers a variety of different office plates providing flexibility for leasing options. 

The parking structure consists of an eight‑level subterranean parking structure in an effort to maintain compliance and views to and from the park.

The project’s design leverages technical and planning requirements into a form that is elegant, iconic, and responsive to its program and context.  The massing strategy mitigates the scale and bulk of area through the division and stepping of forms from the ground plane to the skyline. These stepped forms—a translation of program requirements and a response to site conditions—result in a variety 
of outdoor tenant terraces and rooftop gardens.

A key aspiration for the project is to establish a meaningful connection to Klyde Warren Park.  The stepped massing creates a series of planted outdoor amenity terraces at various levels.  This dramatic gesture extends Klyde Warren Park onto the building and skyline and adds value to the leasable office space.

The massing also encourages a formal dialogue with the Federal Reserve Bank, situated at the northeast end of Klyde Warren Park.  While both employ a similar formal strategy of aggregated forms, the formal arrangement of the Federal Reserve Bank of Dallas is primarily horizontal, a reflection of its civic character.  1919 North Harwood utilizes a vertical arrangement and composition, creating an 
iconic identity along the skyline.
