Background
In collaboration with Amicus and design partner HotBlack, Quintessential set out to revitalise and reposition its asset at 240 Queen Street, Brisbane. The project centred on transforming an underutilised floor plate into a contemporary speculative suite designed to appeal to a diverse range of modern tenants.
With abundant natural light and a generous, adaptable footprint, the space presented an opportunity to demonstrate the building’s capacity to support a high-quality, flexible workplace environment. Working closely together, the team delivered a refined, market-ready speculative suite that both reveals the building’s potential and strengthens its overall leasing proposition.
Solution
HotBlack’s design concept, Terrestrial, guided a calm and grounded response rooted in biophilic principles. The interior draws on organic textures, muted greens, natural timbers and soft, sculptural forms to create a serene and contemporary workplace that feels intrinsically connected to nature. The result is a welcoming environment that supports wellbeing while enhancing focus and productivity.
Spatial planning was intentionally flexible, ensuring broad appeal across a range of tenant profiles. Open work zones maximise access to daylight and encourage collaboration, while enclosed meeting rooms, quieter focus areas and informal breakout spaces introduce activity-based zoning throughout the suite.
Integrated planting and carefully considered lighting strategies contribute to a balanced, intuitive environment. Layered textures, curved detailing, refined joinery and subtle biophilic elements were applied with restraint to achieve a cohesive and elevated aesthetic. Workplace technology is seamlessly embedded to support hybrid working, maintaining the natural, grounded character that defines the design.
