Tobiasschool: Renewing a Monument for the Future of Education

The Tobiasschool in Zeist transforms a century-old monumental school building into a contemporary and future-ready learning environment. Rather than replacing the existing structure, the renovation builds upon its architectural qualities, preserving its character while introducing the space, comfort and technical performance required for modern education.

The building has housed the Tobiasschool since 1982 and accommodates both special primary education and secondary vocational education for pupils who require additional support. Its small-scale character and combination of primary and secondary education are fundamental to the school's identity. Over time, however, the existing spaces had become too limited for changing educational methods and a growing demand for places. The renovation therefore focuses on making better use of the entire building while preparing it for the coming decades.

Preserving Character, Creating Space
The architectural approach starts with retaining as much of the existing monument as possible. New interventions create greater openness and transparency without compromising the original character of the building.

An important part of the transformation is the activation of the previously underused attic. By incorporating this floor into the educational programme, the school can expand within the existing building rather than through an extension. New interventions introduce daylight to the attic, making it suitable for everyday use, while technical installations are also integrated at this level.

Together, the renovated spaces provide approximately 1,585 m² for education, allowing classrooms and previously unused areas to be reorganised around contemporary teaching methods. Accessibility is improved throughout the monument with the introduction of a lift connecting all floors.

A Healthy Learning Environment
Creating a healthy and comfortable indoor environment is central to the renovation. The design combines the generous spatial qualities of the historic building with contemporary standards for acoustics, ventilation, thermal comfort and daylight.

Floors are upgraded with acoustic insulation and sound-absorbing ceilings, while demand-controlled ventilation responds to actual occupancy through CO₂ measurements in the teaching spaces. Heat from extracted air is recovered and used to preheat incoming fresh air, reducing energy demand while maintaining a comfortable indoor climate.

The project was developed according to the principles of Frisse Scholen Class B, ensuring that the transformation of the monument addresses not only energy performance but also the health and wellbeing of its pupils.

Making a Monument Energy Efficient
Improving the environmental performance of a century-old monumental building requires a balance between preservation and transformation. The existing façades are therefore insulated internally, while additional insulation is introduced to the roof and beneath the ground floor. Airtightness is improved to further reduce heat loss.

The renovated school is designed as a fully electric, gas-free building. A heat pump provides heating through a low-temperature system and cooling when required, while hot water is generated locally with electric boilers. Demand-controlled heating, cooling, ventilation and lighting reduce consumption according to the actual use of the building.

LED lighting further limits electricity demand, while photovoltaic panels generate renewable energy on site. Their number is deliberately constrained by the building's protected status, roof geometry and surrounding mature trees.

The calculated energy performance reaches 0.56, compared with the 0.7 requirement that applied to new educational buildings at the time of design. The preliminary design calculated an energy demand of 73.2 kWh/m², primary fossil energy use of 91.5 kWh/m² and a renewable energy share of 29.3%. While the constraints of the monument prevent the building from fully meeting the then-proposed BENG targets for new construction, the renovation significantly improves its performance while preserving its architectural heritage.

Extending the Life of What Already Exists
The Tobiasschool demonstrates how the environmental ambitions of contemporary architecture can be applied to existing heritage. Instead of treating the monument as an obstacle to change, the project uses its existing spatial and material qualities as the foundation for a new generation of educational spaces.

By retaining the building, activating previously unused areas and carefully integrating new technical systems, the renovation extends the useful life of the school for decades to come. The result combines heritage preservation with a healthy, adaptable and energy-efficient learning environment — giving a century-old building a new future without erasing its past.
