Situated in Tskneti,  a small settlement elevated on the hillsides just 8 kilometers from Tbilisi, the residence sits on a prominent plot of land surrounded by a dense forest of mild broadleaf trees. Embracing a four-season climate and lush natural landscape, the design establishes a powerful architectural identity deeply embedded in the constructivist tradition while echoing contemporary design principles.

Concept and Architectural Language: The core concept revolves around structural expressiveness and dramatic dialogue with the topography. The house manifests its presence through a bold, geometric composition: twelve diaphragmatic, horizontally stretched concrete pillars form the building's fundamental structural spine. From this heavy central core, two bridged rectangular boxes are cantilevered on either side, soaring above the tree canopy to offer breathtaking 360-degree panoramic views of the surrounding forest and suburban landscape.

Spatial Configuration & Interior Sequence: The three-story semi-detached house is organized around open-plan fluidity, subtle spatial transitions, and direct synergy with the outdoors:

Ground Floor (Piano Nobile): Serves as the primary public domain, accommodating a common room, dining area, and kitchen. These functional zones seamlessly flow into one another, subtly partitioned by a monumental stairwell cut precisely between two concrete diaphragms. Descending or ascending through this core becomes a dramatic architectural threshold, transitioning users from public gathering spaces to private retreats.

First Floor & Pool Platform: Blurs the line between built space and nature. Here, an expansive indoor living area with full-height glazing borders an outdoor pool platform. During warmer months, sliding glass facades open completely, transforming the entire floor into a continuous indoor-outdoor terrace that provides emotive comfort and atmospheric versatility.

Upper Cantilevered Volumes: Accommodate the home's most private quarters, comprising the bedroom suites. Suspended over the landscape, these elevated boxes offer a feeling of seclusion amidst the treetops.

Engineering Challenges & Technical Solutions: Building a heavy cantilevered structure on a sloping headland presented significant structural and geotechnical challenges. To achieve the dramatic floating effect of the upper rectangular boxes without imposing intrusive ground supports, engineers utilized the twelve reinforced concrete diaphragmatic pillars as a rigid central counterweight. The overhangs were executed using heavy-duty steel and post-tensioned concrete structural framing, carefully engineered to absorb dynamic structural loads while maintaining precise geometric alignment.

Materiality & Interior Craftsmanship: The exterior's strict geometric aesthetics directly influence the interior design language. Raw, exposed structural concrete and clean curtain-wall glass are juxtaposed against a warm interior palette. Inside, furniture plays an essential architectural role in defining spatial boundaries. Handpicked contemporary and classical elements, combined with balanced, bold color palettes, delicate parallel lines, timber paneling, and custom lighting, soften the structural rigor. Every material, pattern, and texture was curated for both aesthetic longevity and daily comfort, resulting in a residence that is simultaneously homely, vibrant, and timeless.
