Project Concept: Spatial Authenticity, Spatial Autonomy

The Varbon Residential Project was conceived with the idea of combining and juxtaposing two fundamental structures: the base and the residential. This composition, while maximizing the panoramic views of the forest to the south and the sea to the north, emphasizes the authenticity and spatial independence of each structure. Such independence is not only preserved at the overall scale of the building between the base and the residential volumes, but also extends to each floor, where every unit is defined by its own distinct identity and spatial authenticity. The elongated form of the building along the axis of the views creates spatial diversity and reinterprets a contemporary model inspired by the traditional architecture of northern Iran, enriched by the coexistence of these structures.

Foundation and Climatic Identity

The raised foundation in the traditional architecture of northern Iran was a response to the climatic conditions and continuous rainfall of the region. This feature, which today forms part of the architectural identity of the area, has been adopted in the Varbon Project as well. Thus, the base structure appears as an element with its own independent identity and specific functional role within the design.

Combination and Independence of Structures

In this project, the two frame-like structures the base and the residential while integrated, retain their independence. The residential structure on the upper floors is dedicated to housing units, which, through terraces and wide openings, establish a direct connection with the surrounding nature. In contrast, the base structure on the lower floors accommodates parking, caretaker facilities, and several residential units, offering its own spatial and service value independently.

Spatial Diversity and Quality of Life

The variety of layouts in this complex includes single-unit apartments, dual-unit apartments, duplexes, and suites. Terraces have been designed for all units so that living is not confined to enclosed spaces, but is enriched by outdoor experiences and natural views. This design enhances the quality of life and provides the opportunity to enjoy two distinct landscapes the forest and the sea simultaneously.
