VICI Properties’ new office marks a significant evolution for the real estate company, which expanded from a partial floor to a full floor of 14,765 RSF at 535 Madison Avenue in New York City. As an owner and acquirer of experiential real estate assets across leading gaming, hospitality, entertainment, and leisure, VICI’s upscale, high-quality brand is reflected through the new office destination with a modern, residential feel.

The design centers on the concept of obscuring views and controlling sightlines. By utilizing custom screening elements such as wood slats and frosted mirror glass, the design creates a dynamic play of light, reflection, and color. Branding elements reveal themselves as you move through the space. This approach not only engages visitors through a compelling visual experience but also balances the need for privacy and focus with the desire for an open and connected workplace.

Natural light from Madison Avenue floods the space, complemented by herringbone wood floors that lead visitors from the reception area to the pantry and adjacent boardroom. The layering of these spaces emphasizes a sense of community and approachability, an important pillar of VICI’s culture.

Private offices line the perimeter, offering Madison Avenue views to the open work area. To minimize distractions, open shelving units create added separation between workstations. The office’s high ceilings are complemented by delicate, linear lighting fixtures that frame the workspace. VICI’s new office blends functionality with a sophisticated, inviting atmosphere, meeting current needs and anticipated future growth to ensure a dynamic workspace.
