APARTMENT RENOVATION WITHIN A HERITAGE-PROTECTED MUNICIPAL HOUSING COMPLEX.  Located in Graz, this apartment forms part of a multi-phase municipal housing ensemble built between 1929 and 1931. Designed in the spirit of Neue Sachlichkeit, the building reflects the functional clarity and social ideals of interwar modernism: restrained horizontal façade articulation, balconies opening toward a green inner courtyard, and a clear, rational architectural language. The house is located on the slope of a hill facing south and overlooking Lake Trasimeno. With an elongated shape, it has two lateral appendages: to the west the volume turns towards the ground creating a basement floor surmounted by a terrace, to the east it rises in a small tower. Caption All the facades are clad in rough gray stone crossed by horizontal brick strips, in dialogue to the facade of a church located in the hamlet adjacent to the site.   A new off-grid house makes geometric allusions to the clients’ love of the abstract formal qualities of modernist houses by Myron Goldfinger and Charles Gwathmey. Based on a 4m x 3.8m structural grid, the design pin-wheels a series of private and public rooms around a central courtyard to provide a modest internal floor area of 100 sqm with a low environmental footprint of only 129 sqm on the site. National House is a new modestly sized two-storey skinny house for a young family of four. The design makes geometric and elemental references to the neighbouring development of its immediate context while also alluding to the formal qualities of various compact housing types in Japanese, Dutch and Belgian inner urban neighbourhoods. A new two-storey split-level house on a waterfront site cascades a series of private and public rooms in response to its steeply sloping site, landscape setting, and harbour views.
