Our proposals convert this historically significant building, currently accommodating Central Saint Martins College of Art and Design, into a mixed-use scheme to include new homes, retail space and a dedicated community area. A thorough public consultation in relation to the change of use for the building has been conducted by the University of the Arts London (UAL), who are relocating the college to a new facility in Kings Cross. The valuable feedback received from political and community stakeholders and local residents has informed the final proposals, which have been granted planning permission.The design aims to preserve the college’s rich heritage by retaining the existing building fabric and envelope and restoring the facade. This retention strategy provides a number of significant advantages; the existing building, although not listed, sits within the boundary of the Soho Conservation Area and has become a well-known feature at the northern end of Charing Cross Road. The rejuvenated building will allow the historic and cultural significance of Central Saint Martins to remain as a key component of the area. In addition, the reuse of the existing building is an efficient means of providing accommodation without the embodied energy consumption associated with demolition and redevelopment.The upper floors of the building will be converted into private and affordable residential accommodation, achieved by extensive internal refurbishment and rearrangement of vertical transportation and internal access. A new roof-level penthouse with outdoor terrace access will also be added, taking advantage of the exceptional views and natural light. The existing ground floor space to the rear of the building will be retained and enhanced with hard and soft landscaping, and animated ground and first-floor retail will revitalise the pedestrian experience.
