Gray Puksand were initially approached by LaSalle Investment Management to assess the opportunities to refurbish and extend the existing 307 Queen Street building prior to its purchase.
The client brief was for a commercially minded revitalisation of the address. To this end the design team explored and evaluated many opportunities including extending the ground floor tenancies, refurbishing the existing professional lobby and retail offering, adding an above street laneway bar, new public awning and rooftop extension to the commercial tower.
Located in the heart of the Brisbane CBD, the 307 Queen Street Ground Floor refurbishment is designed to enrich the street and entry experience.
Street presence is enhanced by repositioning the building to improve its dominance within the streetscape, with new retail and hospitality opportunities along the Creek Street frontage. The design delivers improved exposure for ground floor tenants with greater natural light.
The upgrading of external facades and enhancement of Edison Lane are key ingredients in 307 Queen Street’s transformation into the CBD’s latest A Grade listing.
Familiar civic materials such as brick cladding, bronze and brass feature alongside natural greenery serve to provide gravity to this important corner of the CBD.
The design does away with the previous dual entry lobby to deliver a simplified entry experience with clearer wayfinding to the lift lobby.
A stone finish lift lobby and sculptural lighting that is as eye catching by day as it is by night reinforce an ambience of refined sophistication.
Creation of a third space within the lobby presents an inviting space for tenants to work or host informal meetings, with dedicated breakout spaces and a cafe offering.
Seeing the potential delivered within the proposed design LaSalle Investment Management moved forward with purchase of the property.
They are currently in the process of undertaking the development works to create a new and unique CBD offering to meet A grade market expectations.
