The project is located in the Orfèvres eco-district developed by SERL under a development concession for the city of Trévoux, situated along the Saône river. This new 10-hectare neighborhood is to the east of the historic center in a quiet area with a predominantly detached housing environment. It is designed to encourage connections to the existing urban and landscape fabric, promote soft transport modes, and limit the presence of cars. The neighborhood is structured around a public park that extends to the south along the former railway line that connected the city to Lyon Croix Rousse. The B4 lot, on which Tectoniques is working, directly overlooks this park.
While the layout and volume of the buildings adhere to urban planning guidelines, they are primarily driven by a bioclimatic strategy. The stepping of the four buildings, in harmony with the site's topography and the necessary connection between city and park, offers a progression of heights from two stories plus attic on the park side to the south, to four stories with a five-story highlight on the city side to the north. This composition ensures good natural sunlight for the apartments and opens up views of the park and the broader landscape. The lower buildings provide a consistent backdrop against the park.
The landscaped and open nature of the site requires a delicate articulation of transitional spaces between the street and the housing. The heart of the block is designed as a garden crossed by alleys and enhanced with communal terraces. Parking spaces are embedded in the northern slope and are naturally lit and ventilated. At the center of the block, a lodge, constructed with reused materials from the construction site, is made available to the residents of the ZAC for shared rental. The lobbies are outdoor spaces, sheltered but open-air, in the continuation of the pedestrian pathways.
Thanks to the corridor distribution, all the apartments are cross-through or even have triple orientation. On the floors, the corridors are set back from the facades to preserve the privacy of the rooms. The apartments are based on principles serving comfort, health, and quality of life: abundant and controlled natural light, cross ventilation, simple volumes that are easy to furnish, and a clear day-night partition. Continuous balconies with a depth of 1.80m extend across the entire width of the apartment, adjacent to the living spaces. The post-and-beam system allows for very flexible re-partitioning of the spaces.
A comprehensive wood solution is adopted for the 2nd family buildings (upper floor <8m), on the south side, while a mixed wood-concrete solution is preferred for the 3rd family B buildings, on the north side. Tectoniques favors hybridization and collaboration of processes over an overly systematic approach. The architecture of the complex is straightforward and explicitly transcribes the construction method used, as evidenced by the clear expression of the structure on the facade through the exoskeleton of the balconies.
The peripheral balcony framing of the four buildings is supported by an exo-structure made of wood, partially clad in metal. The grid is intentionally tightened to refine the sections of the load-bearing elements. The columns are brought to the forefront, which verticalizes the composition of the facades. This structure gives the facades a significant depth of field and a very graphic play of lines and cast shadows that soften the massiveness of the constructed blocks. The metalwork elements (railings, dividers, drip edges, deflectors, and edge sheeting) are lacquered in bright colors that contribute to the identity of the complex and reflect certain references of modernity.
