Acqua Marine Residence: Achieving Transition-Free High-Rise Architecture in Balneário Piçarras via Full BIM Integration

Rising dynamically against the coastal horizon of Balneário Piçarras, Santa Catarina, the Acqua Marine Residencestands as a landmark of modern architectural engineering and constructability. Developed for CCEG, this high-rise residential tower harmonizes contemporary seaside aesthetics with an uncompromising structural feat: a seamless execution entirely void of conventional structural transition slabs.

In high-rise residential developments, structural transitions often introduce significant spatial, financial, and logistical bottlenecks. Eliminating these transitions required an absolute synergy between architectural design and heavy engineering from the earliest schematic stages. By deploying a comprehensive Building Information Modeling (BIM) framework, the design team at WGB achieved full geometric alignment, enabling direct load-path continuity while maximizing internal floor-plan efficiency and floor-to-ceiling heights.

Architectural Rhythm & Facade Composition
From a pedestrian perspective, the architecture makes a powerful contextual statement. The base of the building features a double-height glazed curtain wall that reflects the surrounding coastal light and tropical flora. Accenting the podium, warm-toned vertical louvers (brise-soleil) create a tactile contrast against the crisp, light-gray mineral texture of the facade, neatly framing the integrated Acqua Marine signage.

As the tower ascends, the facade reveals a rhythmic interplay of vertical slatted elements running central to the structure. Expansive floor-to-ceiling fenestrations with dark aluminum framing ensure panoramic views of the Balneário Piçarras coastline, while integrated greenery along the podium terraces softens the transition between the urban realm and the tower's verticality.
