Engineering the Corner Condition: Structural Precision and Architectural Continuity at Ravena
Corner sites present one of urban architecture’s most demanding spatial equations: maximizing the presence of an expansive dual facade while organizing intuitive apartment typologies and efficient parking layouts below. For the Ravena development in Balneário Piçarras, Brazil, WGB Arquitetura e Engenharia addressed this challenge through advanced multidisciplinary engineering and integrated Building Information Modeling (BIM).
Currently registered in its planned project phase with completion projected for 2030, the scheme demonstrates how early digital coordination eliminates typical structural compromises before construction begins on site.
Structural Rationalization & Substructure Efficiency
The critical design challenge in multi-story corner schemes usually arises at the transfer level, where residential column configurations meet the circulation spans required for vehicles.
Rather than relying on heavy, resource-intensive transfer slabs, WGB synchronized structural grids directly with basement circulation using BIM workflows:
Load-Path Optimization: Column alignments across typical apartment floors were coordinated to land cleanly within parking divider lines, virtually eliminating massive transition beams.
Material Efficiency: This structural discipline yielded reductions in concrete, formwork, and reinforcement tonnage, mitigating overall building self-weight.
Vertical Clearances: Minimizing drop beams preserved floor-to-ceiling heights throughout vehicular levels, creating open, unobstructed sightlines.
Envelope Integrity Through 3D MEP Integration
A dual-aspect facade demands uninterrupted visual discipline from both street fronts. Any exposed conduits, awkwardly placed rainwater pipes, or exterior vents would undermine the clean geometric profile envisioned for the corner envelope.
Through federated 3D modeling and automated clash detection:
Concealed MEP Networks: Hydraulic downspouts, mechanical ventilation ducts, and electrical distributions were embedded directly into dedicated vertical shafts and perimeter walls.
Pure Facade Expression: The external surface remains clean and uncluttered across both frontages, ensuring the architectural volume and window apertures maintain their intended expression from street level.
Scope of Integrated Engineering Disciplines
WGB Arquitetura e Engenharia provided complete engineering design and virtual construction coordination across key packages:
BIM Modeling & Federated Clash Detection: Proactive clash resolution across architectural, structural, and building systems.
Structural Engineering & Constructability Analysis: Framing layout focused on vertical continuity and optimized structural dimensions.
Hydraulic, Sanitary & Stormwater Infrastructure: Coordinated riser layouts and strategic pipe diversions planned around parking clearances.
Electrical, Telecom & Low-Voltage Distribution: Scalable power and digital networks integrated without spatial clashes.
Fire Safety & Life Safety Systems (PPCI): Evacuation routes, suppression networks, and compartmentalization tailored to the corner site parameters.
