Cubero Rubio – ARQUITECTURA INGENIERIA as Architects

The site on which the AER CORDOBA residential building lies is in the neighborhood of Chacarita, Buenos Aires, Argentina. It is an environment marked by contrasts: the daily life, scale and tranquility typical of a neighborhood coexist harmoniously with the movement, speed and noise of large urban centers.

This complex consists of 11 stories intended for different uses, located at the front and rear of the building and linked by a central circulation core. The volume is articulated through a void generated by an inner courtyard that provides the functional units with the necessary lighting and ventilation levels. The complex has 34 units, including a ground floor with a retail space and amenity areas on the top two floors.

Surrounded by two single and double-story buildings, the project incorporates it´s party walls as an element that adds value to the urban space. A set of protruding volumes accompany the surface of the party wall that, when receiving sunlight, creates a playful path of shadows, integrating passersby into this kind of dialogue that the project proposes.

The typologies that make up the complex have been organized with a clear understanding of the contemporary way of living to allow flexibility of use, transferring domestic rituals to the urban environment. The malleability of these spaces allows for housing, professional studios and other combined uses. The spatial generation is conceived from conceptual notions such as movement, interspatial connections, privacy and spatial hierarchy.

The main idea behind this project is based on the simplicity, standardization and readability of space to increase users’ comfort.

The architecture does not pretend to be ostentatious, so it embraces the environment and blends into it. The use of noble materials such as concrete, glass and steel give the complex a modern, relaxed design without being disruptive to its surroundings. The use of widely known materials makes the complex highly apprehensible.

The façade is made up of a set of parasols that are rhythmically and alternately arranged according to the different floors. These elements function as a screen that simultaneously provide variations in natural lighting as well as in privacy to the interior of each apartment.

Through the retreats generated on the top floor, the common use areas housed in these spaces could be endowed with large expansions, thus creating a dematerialization of the crest while blending in with the city profile.

The communal pool located on the eleventh floor, along with the way in which it integrates the visuals of the city as an element of its own, creates a space where the frenzied pace of today's life can be stopped. A break, a pause, an urban oasis.

The main circulation core begins on the ground floor as a linear staircase of great imprint that accompanies the aesthetics and proportions conceived in this space. This element, endowed with expression and symbolism, descends to the access disjointedly from the rest of the core, inviting us to walk through other parts of the building.

The units that make up this complex are defined by a synthetic image, with simple lines and refined characteristics. The balconies are conceived as a necessary interlude to the movement and bustle of the avenue. There is a grid of metallic filters that provides not only a formal and visual feature, but also an effective tool for controlling the relationship between the interior and the complex urban space. These elements are an expressive resource that allowed for the enhancement of the project’s spatial qualities, transforming the balconies into contained and serene spaces.
