Situated in a neighbourhood in Lapa, with a privileged relationship with the banks of the Rio Tejo, this early 20th-century building is set within an area of significant architectural value, with a façade that establishes a harmonious relationship with the historic context in which it is located.
The studio was commissioned to restore the façades and completely reconstruct the fourth and fifth floors and the roof, while maintaining their original residential use.
The intervention was based on three main premises: structural reinforcement, increasing the ceiling height, and the creation of a large glazed opening that functions as a lookout over the city.
Based on these principles, RRJ Architects preserved and rehabilitated the building’s main façade. Two dormer windows, identical to the existing ones, were also restored, maintaining the balance of the overall composition while ensuring natural light and ventilation to the adjacent bedrooms.
Inside, the spaces were characterised by excessive compartmentalisation. The intervention therefore sought to create a more open and clearly defined spatial environment, with the mezzanine emerging from the structural reinforcement and making use of the existing generous ceiling height.
The apartment is now arranged across two levels: the fourth floor comprises two bedrooms, a kitchen, and a living area, while the fifth floor accommodates an office space and an adjoining bathroom.
