The apartment house with four parties is located directly at the castle park with the world-famous Sissi castle. Due to the steep slope, two floors are stuck in the hillside, suggesting a two-story building on the street side. On the park side, the house is staggered down the slope with five floors.

The idea behind this is a layering of the building structure, which is shown by the banding of the floor slabs to the outside. These are raised above the actual coarser plaster facade by means of smoothly spatulated pilaster strips. In between, the respective window openings are arranged in a clear and orderly structure.


The material concept envisages an ivory-colored plaster facade, distinguished by the smooth pilaster strips and the coarse plaster surface. This is contrasted by the anodized windows and external venetian blinds, which, depending on the position of the sun, shimmer sometimes more golden and sometimes more champagne-colored, thus giving the entire building a very noble appearance.
