The Astir Marina redevelopment in the Athens Riviera involves the reconstruction of existing port facilities and the creation of a new land zone. This area will feature 4,800m² of new developments, including retail and F&Β buildings, a marina administration building and smaller supporting facilities.

The architectural design aims to integrate the new buildings with the natural landscape. The buildings are arranged to create open spaces that blend with the green hillside and the sea, ensuring smooth integration of various functions and appealing to both local and metropolitan visitors. A key design goal was to avoid large, open parking spaces, a typical issue in most marinas. At Astir Marina, the 156 parking spots are hidden beneath a central commercial square, with gentle slopes integrating the landscape.

The building design is inspired by the yachts docked at the marina, reflected in the curved, sleek facades of the buildings, which use smooth white concrete to evoke a sense of movement and energy. Materials like copper-toned canopies and Tinos green marble pilasters enhance the luxurious feel.

The commercial and dining areas are organized around a large plaza on the main quay, featuring shaded seating areas and water features to create a pleasant environment. This square serves as the heart of the marina.

In the northwestern part of the site, the marina’s administrative center includes a two-story building with the Marina Control Tower. The structure is sculptural, with sloping concrete slabs forming terraces and stairs, culminating in the tower. Like the commercial buildings, it uses smooth white concrete and extensive glazing. Additional buildings follow a similar architectural style.

Eco-friendly strategies are employed to reduce the energy footprint, including geothermal heating, passive solar design, and solar control elements. Green roofs and extensive planting integrate the development with the surrounding landscape, creating a unique and sustainable destination.
