Dr. Jasim's Residence, Bashundhara, Dhaka

Dr. Jasimuddin bought a 4 katha plot in Bashundhara, Dhaka in 2019. He wanted a bright duplex for his own family, a large terrace with plenty of green, and a building that would still work for the next generation. Studio Archifiction handled full building design, RAJUK approval documentation and construction. It became our first completed residential building project. Halfway through, his priorities changed. Rental income mattered more and the budget tightened. We protected the planned spaces and the building performance, and adjusted materials and details instead of cutting usable area. Civano Multi-Residence

Within the new urbanist development of Civano, one of the last undeveloped lots was purchased with the hopes of providing housing for multiple persons. We worked with the city and the neighborhood to design a ‘non’ duplex: a residence with a primary and secondary but technically not a true duplex. Caption The design needed to ensure a nice home for each occupant, but when viewed from the street, the building looked, and felt, like a single family home. Ballston Duplex

Located in downtown Arlington, Virginia, Ballston Duplex introduces two contemporary residences on a site previously restricted to a single detached home. Situated within walking distance of transit hubs, employment centres, and daily amenities, the project leverages its urban context to support transit-oriented living and reduce dependence on private vehicles. By increasing residential density in a highly accessible location, the project contributes to lower per-capita carbon emissions while making more efficient use of existing infrastructure. A duplex apartment mimics a countryside lifestyle — even more so if it boasts a terrace facing a garden in the courtyard and a private street entrance. The duplex layout is perfect for vertical zoning, where conventional division into guest or public areas and inner private space is achievable at different heights. Renovation of aspacious duplex, located in the heart of the historic center of Milan. On the lower floor, living room, kitchen and study are designed as spaces in sequence delimited by full-height glass partitions, which, once opened, leave the perimeter wall free, creating suggestive perspectives that embrace the space in its entirety. Bachelor Duplex

This duplex apartment in New York’s Greenwich Village presented some challenges. Typical of postwar high-rises, it had 8-foot concrete slab ceilings, small generic bathrooms, a miniscule kitchen, and linoleum floors. Vault Partners

Vault Partners reimagines a 1950’s duplex as an office for a hedge fund. A 5,000 square foot office duplex penthouse with a 1,000 square foot terrace renovated as an office space for a hedge fund. The spatial sensibility and material selection were established by the 1950’s building, combined with the client’s vision, sophistication and extensive art collection. Two levels for a young family of four: the project has been an opportunity to experiment with new combinations of materials, colours and textures, creating different scenarios within the same apartment. The reuse and refurbishment of the large space of the attic allowed to experience an unconventional layout with the living area extended on two levels: on the lower level a cosy and spacious entrance area in continuity with dining area and kitchen; on the upper level a large living area characterised by sloped ceilings and a large terrace.
