Cadence on Canal Delivers Art, Innovation, & Modern Features

The latest collaboration between FCA and RJ Development has culminated in Cadence on Canal—a dynamic mixed-use residential development located at the intersection of New Haven’s historic Science Park and Canal Street corridor. Featuring 176 thoughtfully designed units comprising 160,000 square feet, the project reflects a holistic design approach that embraces both place and process, weaving together heritage, innovation, and everyday living into a cohesive community for residents.

Cadence on Canal draws inspiration from the site’s unique transitional nature. A brick facade facing Henry Street pays homage to the architecture of the city’s former Winchester factory, while the Canal Street elevation channels a more contemporary aesthetic using polished materials and clean lines. Playful window configuration along the perimeter mirrors the organic movement of joggers and cyclists along the adjacent Farmington Canal Trail, a well-known recreational path connecting Connecticut’s shore to Springfield, Massachusetts.

Moving inside the space, the development offers a mix of studios, one and two-bedroom apartments, with roughly 30 percent designated permanently as affordable housing. Beneath the brick wing, the ground floor features a dedicated amenity space with fitness and lounge areas, aimed at fostering community and wellness among residents. Elevated approximately eighteen feet above grade, the long Canal Street leg of the building rests on large columns that feature parking for residents beneath the building itself, shielded by aluminum clad fins for enhanced privacy.

At the back of the space, a large unadorned wall was transformed into a striking 60-foot-wide mural by FCA’s own artist Francisco DelCarpio and executed by local artist Michael DiAngelo. The mural took inspiration from a unique sculpture acquired by the owner and features a mix of blues and oranges in a variety of geometric abstractions. Nearly eighteen feet tall, the piece further ties the building’s form together and plays off of its connection with the waterfront Canal trail, fostering even deeper cultural resonance with the surrounding area.

The design process included thoughtful collaboration between FCA, RJ Development, and Boston based interior designers C&J Katz Studio along with construction managers Whiting-Turner. Early coordination addresses complex structural challenges, including slab penetrations and the structure’s podium construction, with ground-penetrating radar used to preserve concrete integrity. This collaborative effort helped to realize a project that balances aesthetic ambition with practical building resilience.

Rooted in New Haven’s legacy while looking to the future, Cadence on Canal embraces the daily rhythm of the city and life along the Farmington Canal, ultimately setting a new standard for community-forward residential development.
