The client’s home is a 2000sf duplex with a private roof deck in a boutique brick condo building, built in 2021. Its spacious floor plans and oversized casement windows really appealed to him, but he also wanted to add warm, personal touches wherever possible. During construction, we selected the flooring stain as well as the kitchen backsplash tile, grout and layout. We also added a limestone mantle with a gas insert in the living room and switched out all of the hardwired lighting fixtures.

The client had two priorities for the apartment; he wanted a peaceful place where he could come home from work or travel and decompress; and he wanted his guests to feel equally at home, whether they were visiting for a dinner party or a weekend stay.

To create a tranquil environment, I avoided clutter and distractions. He asked for a sexy, adult bedroom, so I layered rich textures - from the cut pile rug to the upholstered bed - and brought in luxe touches like the floor to ceiling blackout drapes, tweed wallpaper, and the leather chair and sconces.

Curtis really loves to entertain. To accommodate as many guests as possible, I sourced the largest sectional that would comfortably fit the living room – it’s 12 feet long. For dinner parties, two more chairs can be pulled up to the dining table to seat 8. The roof deck can also comfortably welcome a crowd - gathered at the firepit or seated at the dining area.

An inviting guest room was a must. Placing the bed in the window gave the room a strong focal point as well as a calming symmetry. I included all of the thoughtful details that you’d expect from a hotel room; crisp white sheets, bedside tables with dimmable lighting, and a desk and dresser.

We faced our share of pandemic related delays and cancellations, but I think the biggest challenge was when the project site moved from Brooklyn to Chicago during the pandemic. My client relocated for a new job and we went from working on an 1100sf, 2br high rise condo to a 2,000sf, 3br duplex in a boutique building, and from meeting in person to face timing.

I used a mix of textures and finishes to add dimension to the neutral palette, and to create cozy and inviting rooms. There are a lot of natural materials like wood, stone, ceramics, linen, cotton, and wool. They bring warmth into each room, and vintage pieces add patina and character.
