The Coamo Development is a mixed-use project made up of single-family residences, multifamily residences, offices and commercial space. The site is made up of two estates on the road PR-14 Km in the Ildefonso neighborhood of Coamo. This is located in the context of single-family and multi-family residential developments, as well as other recreational facilities and service components, such as: a convention center, a sports complex, schools, pharmacies, bakeries, restaurants and other small businesses.


The development consists of a total of 448 units, 152 parking spaces for residents, and 28 parking spaces for visitors. These units will be grouped into four-level “walk-up / walk-down” buildings, which will occupy an approximate area of 9,377 square feet (871 square meters) and will have an approximate gross area of ​​37,508 square feet (3484.6 square meters) each. Each building will contain 32 apartment units, divided into two types: indoor units with 1,073 feet square and corner units with 1,156 square feet. These are composed of three rooms equipped with air conditioning, two bathrooms, kitchen, living room, laundry and an outdoor balcony and will have parking available, in in accordance with the provisions of Chapter 18 of the Joint Regulations. Parking access to buildings it will be through pedestrian bridges aligned with the third level, providing in each one 8 units with access Direct, without the use of stairs. The location of these buildings on land above road level and from adjacent developments, they will provide uninterrupted views of the nearby landscape.


In addition to being one of the few new residential projects in the southern area, this project is presented as one that seeks to satisfy the lack of housing for displaced people because of Hurricane Maria. Because of this, the project includes passive energy saving strategies that maximize the use of lighting and ventilation Natural in spaces. Similarly, sanitary and water equipment, luminaires and electrical equipment will be high consumption efficiency. On the other hand, it will incorporate photovoltaic panels for common areas and generators emergency with capacity to provide power to the entire building.
