For this 11,000 ft² office, the brief brought together three defining constraints: a lease-driven completion date, the integration of two distinct teams under one roof, and an ambition to create an experience that extended well beyond the functional demands of the workplace.

The design responds through clarity of organization, using circulation as its primary architectural gesture. A centrally positioned boardroom creates a clear threshold for visitors, allowing meetings to occur without disrupting the open office, while staff move through a carefully sequenced progression of private spaces that culminate in the kitchen and lounge.

A material palette of polished concrete, light timber, matte black steel, and glass establishes a calm, cohesive identity while giving the workplace a clear spatial rhythm. Two defining moments anchor the project: a dark, immersive boardroom designed for focused decision-making, and a generous communal kitchen island that serves as the social heart of the office.

Delivered within a fixed budget and an immovable schedule, the project demonstrates how genuine constraints can become catalysts for stronger, more deliberate design rather than limitations on ambition.
