When our clients purchased this magnificent 5,100 square foot Greek Revival townhouse in Brooklyn's historic district, they inherited a beautiful yet challenging space. Over the decades, the home had served as a private residence for a large family and a boarding house, resulting in a confusing labyrinth of subdivided rooms that obscured the building's original flow and created dark, perplexing interiors. Our clients envisioned something entirely different: a warm, light filled family home that would honor the house's heritage while embracing modern comfort and sustainability.
Working closely with the family, we carefully simplified the maze of small rooms to reveal and restore the home's original proportions and architectural rhythm. We preserved irreplaceable historic elements such as fireplaces, elegant moldings, original shutters, and period details wherever possible. When restoration was not feasible, we recreated these features with close attention to historical accuracy. The result is a home that maintains its presence within the historic district while also meeting the everyday needs of its residents.
Understanding our clients' commitment to comfort and environmental responsibility, we integrated Passive House principles throughout the renovation. Dense pack cellulose insulation, vapor open wall assemblies, and thoughtfully concealed mechanical systems substantially improve the home's energy efficiency and indoor air quality while preserving its historic character.
The transformation is most dramatic in how we brought natural light back into the home. Expansive sliding doors and floor to ceiling windows flood the kitchen and family room with daylight. A strategically placed glass wall carries this light deeper into the interior, creating the bright, connected spaces the family craved.
The new layout reflects how the family actually lives. The ground floor flows seamlessly between spaces for gathering and entertaining, while the upper levels provide private retreats for parents and children alike. Every decision was made with flexibility in mind, ensuring the home will adapt and grow with the family's changing needs.
