Reshaping the New Jersey skyline, Hudson Greene is a new 1.3 million SF mixed-use residential complex comprised of two towers: 77 Hudson and 70 Greene. The towers share an 11-story parking structure at their base with a 35,000 SF rooftop park and plaza, offering views of the harbor and neighborhood. Residents share the plaza’s plentiful amenities as well as indoor amenities located within each tower. Inspired by the colors of the sky and the Hudson River, the towers are sheathed in floor-to-ceiling blue-green glass. Beyond their sensuous color, both towers feature a unique faceted design that allows residents to experience views from ten feet back within the apartments.

A driving force behind the design was to create a complex that would be respectful to the existing architecture of the community. While 77 Hudson faces the predominantly commercial Colgate Development Plan district, 70 Greene faces historic Paulus Hook, a residential neighborhood made up of low-rise buildings and row houses. By incorporating masonry, cornices, and vertical setbacks into the lower floors of 70 Greene, the building is able to blend in with the adjacent residential architecture. A projecting cornice line, similar to those on the top of row houses, delineates the upper and lower floors creating the illusion of a smaller scaled building. Brick and metal detailing are evocative of the materials and texture of the neighboring brownstones, while also relating to the patterns and angles of the glass facade above. In addition to the aesthetic qualities, the vertical setbacks create a wider sidewalk and dramatic building entrance. The retail street frontage is accented by projecting glazed storefront bays, which add richness to the pedestrian experience.
