Kai Rose exemplifies luxury oceanfront glazing on one of the most beautiful islands in the Caribbean. Grand Cayman’s pristine shoreline is the perfect setting for our sophisticated glazing solutions, which have been carefully selected for this demanding coastal environment.

This was a supply-only project, so we collaborated closely with the homeowner to make it work, advising on installation and providing detailed instructions. Every element was packaged in the UK and shipped; not just the glazing, but every fixing accessory required. It was a true full-package delivery, tailored for a complex, remote site and an existing building.

IQ Glass International was chosen despite the distance because we could deliver the exact performance needed for a home on the edge of the Caribbean Sea; such idyllic oceanfront views require protection from the elements. All glazing used is capable of withstanding extreme coastal conditions, specifically wind loads up to 3.20 KN/M². This is achieved through marine grade finishes and toughened laminated glass. Even with this guarantee of safety and durability, the laminated interlayers of the luxury oceanfront glazing deliver excellent visual clarity.

With private Caribbean Sea frontage spanning 210 feet, Kai Rose needed windows and doors that would capture this sprawling ocean vista. The minimal windows® 4+ sliding doors and Sieger HD windows allow for particularly expansive sizes. Even secondary bedrooms feature full width glazing that frames views while ensuring privacy and daylight. Our objective was to keep all the focus on nature, with luxury oceanfront glazing.

Each component was specified with high-performance weather sealing, and tested rigorously to ensure they meet the exacting standards required for luxury coastal residences. Meanwhile, the property is prepared for good weather in equal measure. Throughout the property, solar control glass optimises internal comfort by significantly reducing solar heat gain, without compromising on natural light.

Kai Rose’s glazing acts as a backdrop to a carefully curated outdoor lifestyle. Schuco casement doors facilitate easy, functional access to the villa’s outdoor terraces and pool area. Floor-to-ceiling glass creates a seamless flow between the different living areas; a quintessentially open-plan experience.
