Architectural Glazing for Sustainable Urban Housing
Coach Yard is a contemporary residential development on Balmoral Road in Leyton, East London, transforming a constrained former factory site into a collection of six highly sustainable homes. 

IQ Projects designed, supplied and installed the architectural glazing package, working closely with the architect to deliver a coordinated solution aligned with the planning strategy, environmental targets and architectural intent. The glazing plays a defining role across the development, enhancing daylight, energy performance and spatial quality while contributing to a cohesive façade language.

This project demonstrates how carefully engineered architectural glazing can unlock complex urban sites and contribute to high‑quality, sustainable residential design.

Unlocking a Constrained Urban Site
The development occupies an irregular plot defined by retained factory walls and an existing concrete slab, previously considered unsuitable for residential use due to its geometry and limitations.

Rather than removing these elements, the design focuses on reuse, forming the structural framework for the new homes and significantly reducing embodied carbon. The resulting scheme introduces compact dwellings arranged around private courtyards and terraces, creating inward‑looking spaces that prioritise light, privacy and usability within a dense urban setting.

The architectural language draws directly from the site’s industrial past, combining restored brickwork, corrugated steel, thermally modified timber and slim framed glazing to create a consistent and contemporary identity. 

Balancing Daylight, Privacy and Performance
A key challenge of the project was delivering high levels of natural daylight while maintaining privacy between neighbouring units and surrounding properties.

The compact nature of the site and the close relationship between buildings required every glazed opening to be carefully considered. Glazing was essential to bring light deep into the plan, yet direct overlooking had to be avoided.

At the same time, the development targeted enhanced environmental performance through a fabric‑first approach, requiring glazing systems that could deliver strong thermal efficiency while maintaining minimal sightlines and supporting the architectural intent.

A Controlled Glazing Strategy
A carefully considered glazing strategy was developed to respond to both the spatial constraints and performance requirements of the scheme.

Slim aluminium framed windows and door systems were used throughout to introduce daylight deep into the plan, maintain privacy between adjacent units, and reinforce the architectural rhythm of the façades.

Glazed openings were precisely proportioned and positioned to frame views and allow natural light into key living areas without creating overlooking. Larger elements, including bi‑folding and sliding systems, provide controlled connections to courtyards and terraces, improving internal–external relationships while maintaining enclosure and privacy.

The consistent use of dark aluminium frames ensures the glazing integrates seamlessly with the wider material palette, supporting a unified industrial aesthetic across the development.

High-Performance Glazing for Sustainable Living
High‑performance glazing systems were specified to support the environmental ambitions of the project and improve long-term occupant comfort.

Thermally broken aluminium frames, finished in RAL 7021, are paired with double‑glazed units incorporating low‑E coatings and argon gas filling to enhance insulation and reduce heat loss. These systems work alongside renewable technologies, including air source heat pumps, photovoltaic panels and green roofs, to create a low‑energy residential environment.

By maximising daylight and reducing reliance on artificial lighting, the glazing contributes directly to lowering operational energy demand while enhancing internal living conditions.

Architectural Outcome
Coach Yard demonstrates how architectural glazing can be used as a key design tool in resolving the complexities of urban infill housing.

Project Details 

A Sieger Lux double door to the ground floor open plan living, dining, kitchen area, measuring 2.7m tall x 1.7m wide. The door includes two decorative horizontal transom bars to create a timeless steel look finish.  
To each side of the Sieger Lux double door are two fixed aluminium framed windows measuring 2.7m tall and 1.7m wide each with the same decorative transom design to match the door. Both windows include trickle vents which are PPC to match the frames. 
On the returning wall of the ground floor open plan living, dining, kitchen area, overlooking the entrance pathway, is a fixed aluminium framed letterbox window measuring 0.6m tall x 1.9m wide. This window includes a trickle vent PPC to match the frame.  
A Sieger Lux bi-folding door to the garden facing elevation of another unit’s kitchen-diner measuring 2.6m high x 2.7m wide in a three-panel configuration. The door includes two decorative horizontal transom bars to create a timeless steel look finish. 
A Sieger Slim aluminium window arrangement to the living room of the same unit, measuring 2.3m high x 2.7m wide in total. This arrangement consisted of a series of fixed windows with two top hung windows at the head.  
Two slim framed two panel sliding windows were installed to the mezzanine floor of both units;  
One to a bedroom that measured 1.4m tall x 4m wide in a letter box design.  
One to the top of a staircase that measured 1.4m tall x 1.4m wide.  
All glazing is specified as heat‑soak tested double-glazed units with low‑E coatings and argon gas filling as standard. The Sieger Slim sliding doors at mezzanine level incorporate solar control glass due to their more exposed location. 
All framing is manufactured from thermally broken aluminium and finished in RAL 7021 Matt.
