In place of the former social hall “Concordia,” a residential block now forms the new corner of the neighborhood within the inner-city protected heritage setting. Twenty-three different apartments are arranged around a shared courtyard, which reinterprets the former motif of the social garden and places it at the center of the new residents’ lives. With a pergola serving as both an access route and a sheltering element on several levels, it creates a special space for encounters.

A central staircase with an elevator in the tallest four-story corner section provides barrier-free access to all upper levels. The apartments are accessed via an external gallery corridor. Openings close to the walls ensure a respectful distance from the privacy of the adjacent apartments while also providing generous light openings for the ground-floor apartments. At the same time, the pergola offers weather-protected outdoor areas at garden level and outdoor seating areas on the first floor. Additional exterior staircases allow access from different directions.

The development follows the course of the street and completes the outline of the block. Entrances to the courtyard and variations in height rhythmically structure the building volume and create connections and an appropriate scale with the surrounding buildings: two stories along the idyllic Mühlgraben; a villa-like elevation (maisonette) toward the neighboring buildings on Karolinenstraße; and a vertical accent at the street corner Vor dem Riedtor. The ornamentation and formal language of the surrounding neighborhood are reinterpreted in the details of the new development.
