Liman Estate is a low-rise waterfront residential development in Baku’s Crescent Bay, developed by PASHA Real Estate with architecture by Chapman Taylor. Rather than competing with the city’s high-rise skyline, the project is conceived as a more intimate enclave: four buildings shaped by soft curves, generous terraces, and landscaped spaces, with the Caspian Sea always close at hand. 
The architecture is built around openness and privacy at the same time. Large terraces extend the residences outdoors, while gardens and shared spaces create a quieter, more human-scale relationship with the waterfront. The sea is treated as part of the atmosphere of everyday life. 

CUUB Studio approached the exterior visualisations through the balance between architecture, landscape and natural light. The images were developed to make the buildings feel settled into their setting rather than placed against it — allowing the curves, greenery and changing light over the Caspian to carry the mood.

The result is a visual story built around the energy of Baku close by, and a slower, more private rhythm at the water’s edge.
