38 Clarke Street is a 25-storey residential tower in Southbank, Melbourne, where warm red brick and arched windows take a deliberate step away from the glass high-rises that define the area.
Designed by Fender Katsalidis for LAS Group, the tower sits on a prominent corner of City Road and Clarke Street, with 188 one- and two-bedroom apartments across a GFA of nearly 22,000 sqm. At street level, the brick facade and arched windows draw from Southbank's 19th-century industrial character, giving the building a human-scale warmth that the surrounding towers don't reach for. As it rises, the materiality shifts to light, warm-toned concrete blades that shade the balconies and passively reduce solar heat gain. The building changes with height without losing coherence.
The entrance is elevated 2.5 metres above street level, creating a lobby off Clarke Street and freeing up a lower ground level for wellness amenities — pool, spa and gym — overlooking the street below.CUUB Studio's visuals were built around that material warmth. Interiors are calm and light-filled, with wide city views framed by full-height glazing. The approach was to let the architecture and the outlook carry the mood — golden hour light across the skyline, soft natural tones inside, nothing forced.
