Rethinking the Business Park

Lozen Tech Park is a high-tech business park designed as a sustainable, flexible, and nature-oriented alternative to the conventional urban workplace. Located at the foot of Lozen Mountain, the project is developed by IPA - Architecture and more as an open campus where architecture, landscape, and technology come together to support work, research, collaboration, and social interaction.

The masterplan removes most vehicular movement from the centre of the site. Parking and service access are placed underground and along the perimeter, allowing the spaces between the buildings to form a continuous pedestrian network. Courtyards, planted routes, water features, and outdoor work areas connect the individual buildings and give the campus a clear spatial structure.

Rather than treating landscape as a decorative layer, the project uses it to organise movement and define different degrees of privacy. Open gathering areas alternate with quieter gardens, shaded seating, and smaller settings for informal meetings or individual work. The low-rise buildings maintain direct visual and physical connections with these outdoor spaces, while their orientation opens views towards Lozen Mountain.

The buildings are arranged as a sequence of volumes rather than as isolated office blocks. Their placement frames courtyards and pedestrian passages, creating a gradual transition between public, shared, and more private areas. Entrances and common spaces are positioned along the main circulation routes, helping to activate the ground level throughout the day.

Flexible office layouts allow each building to accommodate different types of tenants, from small start-ups and research teams to larger technology companies. Floor plates can be subdivided or combined, enabling organisations to expand without leaving the campus. Smaller work pavilions placed within the landscape extend the workplace outdoors and provide additional settings for focused work and short meetings.

The architectural language is defined by low-rise forms, glazed façades, solid vertical elements, and clearly articulated entrances. Transparency is concentrated around shared areas and circulation zones, strengthening the relationship between interior activity and the campus landscape. More enclosed façade sections provide privacy and environmental control where required.

Shared amenities are distributed across the development rather than concentrated in a single building. This encourages movement between different parts of the campus and creates opportunities for interaction between employees, visitors, and partner organisations. The spaces between the buildings therefore become part of the daily working environment, not simply routes from one office to another.

Lozen Tech Park proposes an alternative to the conventional enclosed business park. Its identity is shaped less by individual architectural objects than by the relationships between buildings, landscape, and circulation. The result is a pedestrian-oriented campus designed to adapt over time while maintaining a close connection to its natural setting.
