TAA Bordeaux presents one of its projects: “Novéo”, a development comprising a KLEY serviced residence, 117 housing units (including 21 affordable homeownership units and 37 social rental units) spread across 4 buildings, and a shared car park with 128 spaces, located in the Bassins à Flot mixed-use development zone (ZAC) in Bordeaux (Nouvelle-Aquitaine, France).
The Bassins à Flot project is part of a new district in Bordeaux that is now well established, with a vibrant community and a life of its own. TAA’s involvement comes at the final stage of its development, taking into account the identity and uses that have emerged since the district’s creation.
Located at the corner of Cours Dupré-Saint-Maur and Rue Michel-Slitinsky, the project is part of the Bassins à Flot masterplan, for which Nicolas Michelin & Associés has been appointed as urban design consultant. It occupies Block A11 of the masterplan, comprising two sub-blocks: A11a and A11b.
The two sub-blocks are separated by a landscaped pedestrian path connecting Cours Dupré-Saint-Maur to the park behind the former submarine base. An internal pedestrian lane also runs through sub-block A11b, encouraging pedestrian movement and connections throughout the district.
The buildings are positioned along the perimeter of the plots, freeing up the centre of the block for a landscaped garden with natural, unpaved ground. The façades create a continuous built frontage along Rue Michel-Slitinsky and Cours Dupré-Saint-Maur, interrupted at the two internal streets within the development. The layout also preserves the green corridor by removing the buildings initially planned for this area.
Parking is grouped in the centre of the block, within a landscaped, covered outdoor parking area, preserving the quality of the shared spaces and prioritising vegetation.
The architectural treatment of the façades is based on breaking down the built volumes into distinct elements. Each building comprises separate volumes topped with dual-pitched roofs, with gable ends visible from both the street and the park.
Building heights vary to optimise sunlight across the site and create a gradual transition to the existing buildings. This design approach also enhances residential quality: 65% of the housing units benefit from dual-aspect layouts or through-apartments.
The choice of materials, particularly metal cladding and rendered finishes, reinforces the diversity of the façades and highlights the individual character of each volume. This variation avoids a monotonous, continuous frontage and contributes to a vibrant architectural identity that complements the character of the district.
The project's ambitions, combined with the site's numerous constraints, call for a rigorous environmental approach based on measurable objectives and context-specific solutions. The development therefore follows a comprehensive sustainable construction strategy, integrating energy efficiency, carbon reduction and environmental considerations from the design stage onwards.
The social housing units are subject to NF Habitat HQE certification. For the other buildings, a dedicated approach is also being implemented to address energy performance, carbon footprint and the use of bio-based materials. Sustainability issues are assessed and tailored to the specific characteristics of the project.
Energy performance is achieved through a carefully considered selection of construction materials and building systems, combined with a focus on energy efficiency and increased use of renewable energy. Connecting the buildings to the Bassins à Flot district heating network helps harness local renewable energy resources and reduce reliance on fossil fuels.
Finally, in-depth energy and carbon assessments are being carried out for the residential buildings, with the aim of achieving the E3C1 rating for Buildings B and C.
