Governors Lake Suites is a thoughtfully designed boutique hotel with ground‑floor commercial space, completed in spring 2024 in Timberlea, Nova Scotia. Nestled on the tranquil shores of Governor Lake and adjacent to the Beechville Lakeside Timberlea Trail, this 18,000 sq. ft. development offers guests an immersive lakeside escape just a short drive from downtown Halifax.
Delivered via a streamlined design‑build approach, the project was led by Bruno Builders—a Halifax‑based firm renowned for its client‑focused, collaborative ethos. Levi St. Design shaped the architectural vision, while MCA Consultants (MEP), Emtech, SDMM and Sani Engineering ensured seamless integration of mechanical, electrical, plumbing and structural systems.
Each spacious two‑bedroom suite features a full kitchen that includes stovetop, oven, microwave, cookware and basic spices plus in‑suite laundry, free high‑speed Wi‑Fi and a smart TV. Keyless entry, on‑site parking and optional EV charging simplify arrivals and longer stays, and select units offer elevator access and fully accessible washrooms. After a day on the trails, guests can grab a quick bite at the on‑site Subway or relax on their private balcony overlooking the lake.
Because the tightly sealed envelope limits natural airflow, the 2020 National Building Code of Canada § 9.32 and Ontario Building Code require mechanical ventilation at 0.5–1 air change per hour. To meet—and exceed—those standards, Bruno Builders installed Fantech ATMO 200E and FIT 120E ERVs. Each ENERGY-STAR® certified ERV transfers heat and moisture between exhaust and intake streams and ties into an ECO‑touch AUTO IAQ controller, which adjusts airflow to maintain ASHRAE 62.1/62.2 rates. A push‑button timer lets occupants boost exhaust when cooking or showering. These systems dilute CO₂ and VOCs, regulate humidity, and cut HVAC energy use, all while supporting green‑building certification goals.
Laundry hookups sit away from exterior walls, creating an extended dryer‑duct run that can trap lint and moisture. To preserve safety and code compliance, the building uses CSA C22.2 No. 113‑15–certified dryer exhaust duct power ventilators (DEDPVs). Unlike unlisted booster fans, these units include high‑temperature shutdown, lint management, and easy access for cleaning. Tenants enjoy faster, safer drying with less lint buildup; owners benefit from reduced maintenance, lower liability, and consistent code adherence.
Together, the ERV/IAQ package and CSA‑certified DEDPVs deliver reliable, code‑compliant ventilation. These solutions ensure healthier indoor air, lower operating costs, and lasting comfort for both occupants and property owners.
