URBAN RENEWAL OF SHOPPING CENTRE “OVERKAPEL” UTRECHT, THE NETHERLANDS

Cita: Architects as Architects

Winning retail project for the NRW Annual Award 2010 “ Best shopping Centre of 2010 ”

Cause for the renewal were problems around the existing mall, mainly due to the fact that the existing shopping center was very introspective, dominated by blank walls around. Social control was lacking and this caused much unrest in the area.

Starting points for the new center were: - creating interesting facades all around the new centre, - making a recognizable center, with strong appearance and quality, - housing and shopping both have their own side in the center, so they don't interfere with each other and they can benefit from each other's qualities

Design We have designed the building as a solid block so it can compete with its environment. This gives the mall a solid and familiar perch. The center has four front sides, no blind facades and no backs, which made the old mall so problematic.

The shops The shops are located in a separate volume under the building, with their back to the residential building and a shopping square with the parking lot in front. Supply for the shops is on the inside, on both sides of the mall site.
