The Inovando Arquitetura office, composed by the architects Ingrid Ovando Zarza and Fernanda Bradaschia, signed the project for a 29m² studio apartment, located in the Vila Olímpia district, in São Paulo. The main objective of this project was to create a pleasant space ready for rent. As it is a studio apartment, the idea was to convey a sense of spaciousness, organization, comfort and, at the same time, privacy for the future tenant, as explained by the pair of profession.


In addition, an important aspect considered during the design of the project was the need for versatility, given the diversity of personalities of potential tenants. Generally, apartments intended for rent are characterized by being small, cold and generic spaces. To get away from this common approach, the office created an open layout that is visually appealing and functionally organized.


Instead of using completely neutral tones, sober colors such as gray and blue were selected to convey a warm and timeless feeling to the space, while also making it a "blank canvas" for tenants to customize. The tailor-made, flexible and multipurpose joinery is the highlight of the project, allowing for the expansion of environments and their sectorization. An example of this is the piece of furniture that separates the TV room and the bedroom, which features a media rack on one side and a shoe rack on the other, in addition to a swivel board that integrates the TV into both environments. Even with the integration of spaces, solutions were used to provide privacy, such as the head of the bed, which is also the bottom of the closet.


The layout of the apartment was changed, with the balcony integrated into the living room. The porch area became the dining room and the laundry room was built into a closet. "This is an excellent solution for small apartments, as the laundry area is integrated and takes advantage of the space, but remains hidden", explains architect Ingrid Ovando Zarza. The "invisible" laundry room is one of the creative solutions used by architects to optimize space. "We keep the laundry area hidden, but gain space", concludes Fernanda Bradaschia
