TELUS Park Surrey consolidates multiple Lower Mainland operations into a single campus along the Hyland Creek ecological corridor. The organizing principle is straightforward: earn the building's place by giving back to the land.
By vertically stacking functions within a compact footprint, Lemay freed 2,400 m² for riparian restoration along the corridor's edge. Native plantings, water-efficient landscaping, and shaded public space along 64th Avenue create a continuous transition between the built and natural environments.
Inside, wood defines the atmosphere. A living tree anchors the atrium. A freestanding slat canopy descends over the kitchen pavilion, enclosing the social heart of the floor while keeping the open workspace visible beyond. Sculpted acoustic baffles and floor-to-ceiling views of the landscaped grounds complete the material palette.
The campus is activity-based, built for a mobile workforce, and designed to adapt over time. A rooftop solar array offsets approximately 36% of annual energy consumption. Repurposed furniture, locally sourced BC maple, and bird-friendly glazing extend the environmental commitment through every scale of the project. Zero Carbon Building certification is in progress.
