English architecture studio Bindloss Dawes has completed a zero-carbon-in-use eco house through the adaptive reuse of a former tractor shed in the village of Nether Compton, Dorset, England. The 1,465-square-foot house is set within private gardens surrounded by open countryside and brings together agricultural architecture, contemporary design, and environmental performance.
Site and form
Set within the village context, the home takes the form of a long mono-pitched structure that retains the distinctive volume of the original shed. This approach preserves the scale and character of the agricultural building while enabling a single-storey arrangement of internal spaces.
Plan and spatial arrangement
The north end of the plan contains a living room with an open-plan kitchen and dining area. At the centre of the house is a flexible room that can function as a snug, home office, or additional bedroom. Bedrooms and bathrooms are located at the south end, with all spaces connected by a long hallway. The bedrooms, kitchen, and living areas open directly onto the garden, facilitating indoor–outdoor living.
Material strategy and detailing
Steel beams and the metal composite roof structure are left exposed, referencing the building’s agricultural origins. The roof is formed using insulated metal panels, while expansive glazed doors and walls are framed in solid Douglas fir. Accents of Douglas fir timber are also used internally and on the front facade, alongside handcrafted ironmongery and light fittings.
Environmental strategy and performance
The project’s environmental performance is rooted in adaptive reuse, with the decision to convert the existing tractor shed under Class Q permitted development rights. Class Q allows agricultural buildings to be converted for residential use while requiring the retention and reuse of the existing structure — this reduces embodied carbon by retaining the original foundations, walls, and primary structure. The building fabric is highly insulated and all windows and doors are triple glazed.
The house operates as an all-electric building. Heating and hot water are provided by an air-source heat pump, supplying underfloor heating throughout, while a roof-mounted photovoltaic array generates electricity on site. An electric vehicle charging point is installed and accessed from the driveway.
The house is designed to operate at zero carbon in use. An as-built EPC rating in excess of 100 classifies the project as carbon positive, with on-site generation producing more energy than the building consumes.
Studio context
Designed and delivered as a one-off development project by George Dawes, Director at Bindloss Dawes, the house draws on lessons from the practice’s wider portfolio of rural projects across Somerset and South West England. The Tractor Shed combines the pragmatism of agricultural construction with a high level of design precision. Reflecting on the work, George Dawes said: “This project has been a rare opportunity to bring together many of the ideas of our architecture studio: to create a high-quality, sustainable home on a manageable budget. It demonstrates how an unassuming agricultural structure can be elevated into something that feels crafted and generous, combining the practical and the poetic.”
