Reimagining Urban Density Through Place-Making

Situated at the intersection of Main Road and Bellevue Road in Sea Point, Three43onB explores how increasing urban density can become an opportunity to strengthen the city rather than simply accommodate growth. Completed in early 2025, the nine-storey mixed-use development brings together 101 apartments, retail spaces and co-working facilities within a carefully considered urban framework that prioritises public life, contextual design and long-term resilience.

Sea Point is one of Cape Town's most established and vibrant neighbourhoods. Defined by its walkability, active street life and dramatic relationship between mountain and ocean, it continues to experience significant pressure for higher-density residential development. The challenge was not only to introduce additional housing into this prominent corner site, but to do so in a way that respected the neighbourhood's established character while contributing positively to its evolving identity.

Rather than treating the site as an isolated development parcel, the project begins with the city. The building engages directly with the surrounding streetscape, recognising that the quality of urban life is shaped as much by the spaces between buildings as the buildings themselves. This thinking informed one of the project's defining decisions: sacrificing valuable residential floor area to create a generous 250 m² public plaza that extends the pedestrian realm and activates the ground plane. The plaza provides space for gathering, informal interaction and outdoor activity, strengthening the connection between the development and the wider community.

The architectural language emerged from a careful reading of Sea Point's layered context. Opposite the site stands a nineteenth-century church whose arched openings and enduring masonry construction have long contributed to the identity of the neighbourhood. Rather than replicating these historical elements, the building reinterprets them through a contemporary architectural expression. Sweeping arches, curved balconies and sculpted negative spaces create depth, movement and shadow across the façade, softening the scale of the nine-storey volume while establishing a dialogue between old and new.

Material selection was equally informed by context. Face brick, exposed concrete and expansive glazing form a restrained palette chosen for both durability and permanence within the demanding coastal environment. The intention was to create a building that would weather gracefully over time, avoiding finishes that require frequent maintenance while allowing the architecture to mature alongside its surroundings.

Throughout the design process, the project sought to balance commercial viability with broader urban responsibility. Every design decision was evaluated not only for its contribution to the building itself, but also for its impact on the surrounding neighbourhood. The result is a development that extends beyond its site boundaries, contributing to a more active streetscape, strengthening pedestrian experience and encouraging interaction between residents, workers, visitors and the local community.

Three43onB demonstrates that higher-density development need not come at the expense of architectural quality or public life. Instead, it proposes a model in which density becomes a catalyst for placemaking, where thoughtful urban design, contextual architecture and enduring materiality work together to create a building that contributes meaningfully to both its occupants and the city around it.
