VINCA BUILDING – 16 DWELLINGS IN TERUEL, SPAIN

The building is located in a new urban area in Teruel (Spain), specifically in the plot A3 of the Sector 9. It´s a new residential area whose urban planning regulations allows free location of the building on the plot respecting the setbacks established perimeter. 

Starting from this freedom, the building looks for its position inside the plot trying to combine a good orientation with the views towards the landscape. Taking into account the height of the building typologies that surround the building, its arrangement is leaned on the long side of the plot allowing a clean linear geometry and the organization of the program through bands. The first band for private gardens spaces, the second band for the building, the third band for communication and accesses with a porch that allows the connection of the building with the annexed park and the street and finally the band of common free zone with garden and swimming pool.

The objective of the project was to provide exterior "rooms" to the housing. Large terraces that were the extension of the living areas. Starting from the clean prism defined by the building band, two operations are carried out to generate spaces, subtraction or emptying and addition. The terraces with the best views and orientation are projected by emptying the original prism giving rise to rooms with covered and uncovered parts that expand the space and encourage the relationship between neighbors. On the other hand, the balconies of northwest orientation linked to the night areas are arranged alternately by adding to the original prism, giving dynamism to the facade through its geometry and the shadows cast at sunset.

The final result is a building of contrasts. A building with two different faces but with a common thread that is the tectonics of its facade. The prefabricated panels that surround the exterior spaces "sew" both fronts and frame the views to the outside.

The program is entirely for dwellings. The building is composed with 4 raised floors, a below deck and a basement. There are 16 dwellings, distributed in 2 staircases, with 2 dwellings per floor in each staircase. The first and fourth floors are duplexes that connect with the first floor and the basement floor respectively, giving these homes a room more linked to a large outdoor space. 

The geometry of the floors of the building favour the type of dwelling with crossed ventilation, which allows to improve considerably the energy balance of the building.
