Groundworks and infrastructure for West Hendon regeneration project

Barratt Homes, in partnership with the London Borough of Barnet and Metropolitan Housing Trust, undertook a large project to rejuvenate the 1960’s West Hendon estate. 

Barratt Metropolitan LLP was granted an outline planning consent by Barnet Council for the regeneration of the estate in 2013.

The consent is a “Hybrid Planning consent” for the demolition and redevelopment of the West Hendon Estate to accommodate residential units, a new two-form entry primary school, community building and commercial uses and associated open space and infrastructure.

 

The multi-phase development for over 2000 new homes along with new roads, schools, and commercial spaces would provide residents with lakeside living within 25 minutes of Central London.

ECL won the work over several civil engineering companies to deliver commercial groundworks on phase 2 of the project.

Demolition, site clearance, removal of existing foundations
18,000 m3 of earthworks and remediation
Permanent and temporary sheet piling
Tower crane bases
Reinforced concrete basement and podium deck
Groundworks, foundations, substructures, drainage
Adoptable drainage and S278 access improvements
External works; block paving, surfacing, slabbing

 

We completed the project on time and with commercial savings of £175,000 in the fast-paced London environment with numerous restrictions. Our ability to work well with the client and contractors, along with detailed scheduling and a pro-active approach, facilitated the successful delivery of the full infrastructure to support the wider development. The Vista building, rising some 26 stories above the podium deck - offering views of the Welsh Harp reservoir - is a testament to our expertise.
