Westmore Linden, California

Project Description
Westmore Linden is an affordable senior housing development located in California, with an approximate built-up area of 94,000 SF. The project is designed as a 6-level assisted living residential complex, comprising 90 apartment units for low-income senior citizens, including dedicated units for individuals with special needs.

The development is divided into two building segments. The first segment includes one parking level, followed by two residential levels, along with a community and recreation center and a spacious central courtyard. The second segment consists of two parking levels, topped by five residential floors, ensuring efficient space utilization and functionality.

A key highlight of the project is its senior-centric interior design, incorporating features such as corridor railings, barrier-free accessibility, and hearing aid–friendly units, all aligned with ADA compliance standards to enhance safety, comfort, and usability for elderly residents.

Project Challenges
Architectural Detailing:
High level of detail required for façade elements and projections as per the architect’s design intent.
Model Complexity:
Significant changes in civil elevations led to major floor level adjustments, requiring re-routing of MEP services while maintaining ADA-compliant clearances.
Interdisciplinary Coordination:
Complex coordination across architecture, structure, and MEP disciplines, including detailed landscape and courtyard modeling.
 Strategies Implemented
Optimized Workflows:
Strategic placement of wall studs to proactively identify and resolve potential clashes with MEP systems.
Collaborative Approach:
VCS reports enabled stakeholders to reassess designs and release coordinated revisions, minimizing on-site conflicts.
Quality Assurance:
Rigorous quality control processes ensured model accuracy, consistency, and compliance with project standards.
