X2 Condominium’s common areas and amenities by Cecconi Simone, for Lifetime Developments and Great Gulf, are careful studies in sightlines and traffic flows. Door openings are aligned for a layering of spaces. Doors are fully retractable for combined or separated areas. Oversized, custom pendants delineate traffic patterns. Everything is pulled away from the glazing, ensuring ample natural light and unobstructed views.


The tower’s structural elements, rather than challenge the cohesiveness of the interior design, are absorbed as essential design elements.


X2’s interiors have a dark, rich palette with highly-engaged surface planes, speaking to the edgy, downtown demographic of condominium residents.

X2 - Designed to complement the X project across the street by the same developer, the building achieves a Miesian austerity by virtue of its proportions, rigorous window pattern and muted colour palette. A highly efficient square shaped tower footprint is placed at the far west end of the site in order to optimize views for both X and X2. All balconies are recessed to emphasize the structure’s sleek profile while a freestanding glass screen extends past the rooftop mechanical penthouse. A seven-storey podium continues the tower’s aesthetic at the base while enclosing the entrance lobby, a large retail area, and specialized podium suites. On level eight, the enclosed amenity space at the base of the tower will have access to an extensive outdoor amenity terrace that includes an outdoor pool and seating areas surrounded by landscaped screens. The building’s base serves as a visual terminus for southbound traffic on Mt. Pleasant Road as it emerges out of the Rosedale valley and transitions into the north / south flow of Jarvis Street. It also creates a backdrop for the public art by Shayne Dark that will be a companion piece to the provocatively coloured sculpture at the base of X2.


The X2 Condominium is targeting a LEED-Certified Rating and projects a 20% reduction target in energy use compared to the ASHRAE 90.1-1999, and a 40% reduction in potable water consumption.
