Through the renovation of a 97 m² apartment in a 1970s building in the Paraíso neighborhood of São Paulo, AS913 emerged from a radical decision: to tear down all the walls and completely rethink the logic of the original floor plan. With only the structural columns preserved, Passos Arquitetura redesigned the apartment’s program, incorporating two suites, a powder room, a walk-in closet, and integrated social areas — a complete transformation that contrasts with the fragmented configuration of the original design. Complete renovation of the entire apartment, approximately 160 square meters. We virtually demolished all non-load-bearing walls and redesigned the layout from scratch. All the systems were completely redone, including the air conditioning system; the windows and doors were replaced; the floor screeds were redone, and consequently, all the coverings were replaced. We retained only two original wood and glass doors, which we reused in the entrance area as elements of continuity between the old and new. The Foz do Douro apartment is located in one of Porto’s first seismic-resistant towers, built in the 1960s. Since this was a showflat, there was no specific design brief, but Ar. Tushar Mistry wanted to continue the glamourous look of the lobby inside the apartment. Following a Neoclassical style, one would find flashy colours and golden trims throughout the space -- "almost like entering a Gucci showroom."
