Dr. Jasimuddin bought a 4 katha plot in Bashundhara, Dhaka in 2019. He wanted a bright duplex for his own family, a large terrace with plenty of green, and a building that would still work for the next generation. Studio Archifiction handled full building design, RAJUK approval documentation and construction. It became our first completed residential building project.
Halfway through, his priorities changed. Rental income mattered more and the budget tightened. We protected the planned spaces and the building performance, and adjusted materials and details instead of cutting usable area. The finished building supports both family use and long term rent.
At seven storeys the plan combines efficiently laid out apartment floors below with the family duplex on the top two levels. Each apartment gets strong natural light and cross ventilation, which matters in Dhaka's climate, and the layout moves cleanly from entry to living to service areas without wasted circulation. An internal staircase links the two duplex levels. A double height living space and large windows carry daylight deep into the home, and wide terraces connect the master suite to a private rooftop.
The roof is not a leftover service zone. Dr. Jasimuddin loves trees, so the rooftop carries planting beds, planters with small trees and shaded seating. Slopes, drainage points, waterproofing, railing heights and lighting were coordinated with the structural and MEP teams so the space stays dry and usable through the monsoon while giving the duplex below some passive cooling.
From the street the facade uses a clear rhythm of window openings, balcony projections and material bands. Every unit gets balanced light and shade without heavy add-on elements. Inside, the lobby, staircases, lift core and corridors align with the structural grid, which removes awkward corners and speeds up work on site.
Site work was led by Alamgir M Mahmud. Project Architect Shoaib Jasim Uddin coordinated full time between office and site, so design decisions, technical details and client expectations stayed aligned from start to finish.
