The term “flagship” originates from 17th-century naval terminology, referring to the lead vessel carrying the commanding officer’s flag in battle. The Cultural Centre in Bourg-la-Reine lies on a narrow plot right next to a high embankment upon which a regional trainline runs. This plot is L-shaped and leads out onto a small road hidden away. To build a public centre, such a plot seemed far from ideal. So building an edifice on this plot called for a design with which the structure could stand out as a public building and find a legitimate place between the vegetation-covered embankment and the neighbouring homes. Designed for a challenging site in Big Sky, the lot is very wooded and rocky and has a lot of variation to the elevations of grade. Different community restrictions, building code regulations and HOA restrictions as well. The above synthesis situated in the ground floor shapes a patio, which becomes the focal point of the house. Located in the village of Bagergue at an altitude of over fifteen hundred meters, "La casa Roy" is a typical Val d'Aran house. In direct confrontation with the Romanesque church, listed as a World Heritage of Humanity Site by Unesco, like all the others in the valley, the project was discussed by several commissions and publics before it could go ahead. Tasked with building only 950 Sq.Mt. on a site that would normally have been built out to 1500 Sq.Mt. meant that the project could be designed free from the need to conform to the outer setback line mandated by city planners. To this end, an internal brief was created - that 40% of the house must be a garden and 60% of the house must look into it. Hence the name, 40/60 House.
