A fully serviced residence where comfort disappears into detail
Designed for an international client with extensive experience of luxury residences worldwide, The Hidden Apartment explores how architecture, craftsmanship and integrated technology can create an environment where comfort is experienced rather than seen. The brief called for a home that felt calm, highly personalised and full of subtle discoveries, with technical solutions remaining invisible until required.
Completed within just five months, the existing apartment was comprehensively reconfigured. A former guest bedroom was transformed into the new primary suite, fundamentally changing the organisation of the home. The revised layout creates two clearly defined living zones: a private retreat for the owner and a separate guest wing incorporating its own wellness facilities, allowing both privacy and hospitality to coexist effortlessly.
The open-plan living space became the focal point of the project. A sculptural fireplace in Portoro marble conceals an integrated Alchimia television system, allowing the natural stone to transform into a screen only when required. Adjacent to the seating area, a concealed bar emerges from behind bespoke walnut cabinetry at the touch of a button, softly illuminated by translucent alabaster. These integrated elements preserve the visual calm of the interior while introducing moments of interaction and surprise.
Materiality combines richness with restraint. Walnut joinery, dark natural stone and softly rounded architectural details create a warm, masculine atmosphere. In the primary bathroom, bespoke Salvatori stonework and a sculpted circular shower base elevate everyday routines into carefully considered spatial experiences, while a Fragile Future light installation by Studio Drift introduces a delicate contrast to the robust material palette.
The wellness area continues this integration of craftsmanship and technology. Behind a pivoting wall, a private hammam is revealed, illuminated by alabaster lighting that enhances the natural qualities of the stone. Infrared heating integrated within the stone bench ensures thermal comfort without compromising the purity of the design.
The Hidden Apartment demonstrates how careful spatial planning, bespoke craftsmanship and discreet technology can create a residence where luxury is defined not by visible complexity, but by the effortless way the home responds to everyday life.
In this exceptional Rotterdam residence, Kolenik was granted full creative freedom to curate a living experience that reflects the essence of refined, tailored living. Designed for a discerning individual, the project embodies our Turnkey Plus service – a fully styled home, delivered ready to use. Every element, from the curated wine collection to pre-washed linens and art selection, was handled with refined attention to detail. The living area is a showcase of understated innovation and sculptural elegance. A bespoke fireplace, clad in rounded Portoro marble, conceals a state-of-the-art TV that vanishes into the stone when not in use – a detail drawn from superyacht design. Behind a seamless wood panel lies a hidden bar, revealed at the touch of a button. Illuminated by a softly glowing alabaster backdrop, it serves as both a functional space and a statement piece.
Throughout the residence, we applied a rich palette of natural materials in flowing, organic forms. The master suite features custom Salvatori stonework, including a solid circular shower base – a monolithic element of calm. Above the bed, the poetic Fragile Future light sculpture by Studio Drift introduces a sense of weightless beauty. Rounded wood detailing and subdued tones echo a refined 1960s aesthetic, reinterpreted through a contemporary lens.The guest area transforms into a private wellness retreat. A pivoting panel leads to a hammam, where an illuminated alabaster wall draws you in. A solid stone bench with integrated infrared heating offers comfort and depth, complemented by a tailor-made sauna – all seamlessly integrated into the architectural flow. Completed within seven months, this residence reflects our vision of timeless luxury, where design, innovation and atmosphere are perfectly balanced.
