The project consists of a 4-story residential building to be built in the city of Varginha. The proposed distribution of one residential unit per floor made it possible to ensure maximum use of the land and the location of the property, which is located in a location with a privileged view of the city.
The search for agile, practical and innovative solutions guided the entire development, both in the architectural sense and in the configuration of the interiors, since the building is 100% designed for the real estate market.
Due to a strategic decision by the owners, the building was chosen to have a metal structural system. Given the premise that it brought with it an opportunity to speed up construction and ensure a faster return on investment, the proposal to adopt the aesthetics of the exposed metal structure took shape throughout the entire length of the building.
I can say that the bold profile of the clients has always put at the forefront the motivation to design the residential space to be acquired by young families who value social interaction and well-being rituals at home.

Furthermore, the idea of metal louvers that move around the building's contours adds contemporaneity and versatility, values that are highly valued by the profile of future residents. Their light and shadow effects are capable of providing a dynamic and welcoming interior experience. On the other hand, the aesthetic purpose is also achieved by the movement of the louvers in an interesting game to be observed on the façade. The combination of natural elements in steel and wood also invites movement.
The integration of the resident with the surroundings points to the balcony as a meeting point for contemplating the building's stunning landscape. In order to enhance this special attribute in the apartments, a floor plan configuration was obtained that also led to the use of the social areas with the possibility of implementing a gourmet balcony.
The functional organization of the standard floor plan was one of the most challenging tasks of this project. Among the issues to be dealt with was a very extensive program and a considerably reduced area. With many studies and drawings of possibilities, the result achieved was a meticulously and rationally well-divided plan with a total area of 139m2, including 3 suites and 2 parking spaces.
As for the distribution of the spaces on the standard floor, the social elevator gives access to the unit's internal hall, where the programs of the private and social areas are divided. Also close to the hall are the lavatory and the technical area of the air conditioning machines.
To the left is the intimate hallway, which opens the way to the three suites - designed for the couple and two children respectively. As for the interiors of this area, the spaces draw on functional and timeless aesthetics as a source for intimate family moments.
On the right, you can see the social area, consisting of a living room and TV room, dining room and gourmet kitchen.
The entire social area can be opened onto the gourmet balcony by means of a large window frame, thus providing a context of complete integration. Thanks to this very well-thought-out configuration, flexibility has become a prominent attribute in the interior design of the standard floor.
For decoration that values contemporary references, neutral tones and materials that create a certain visual impact predominate.
The wood panels with gray lacquer details, the beige porcelain floor and the burnt cement wall paint make up a combination of tones and textures with a warmer and more cozy feel.
At the back of the kitchen is access to the laundry room, which in turn allows vertical circulation of services to be carried out via the stairs.
Including signed objects is a highlight of our projects. We are always following the national and international movement of the artistic and design scene. In this case, the proposal for decoration includes the strength of Brazilian design with the Dossel vases from Estúdio Dentro, among other pieces.
